Keaton Coffey, who was KIA in May. What’s Happening to the Value of Your Home?

For most of us, the investment we make in our homes is our biggest single investment.

Recently I’ve been involved in several conversations with friends and customers who have watched with great personal interest as home values were caught up in the rollercoaster ride of the recession. Lately headlines and pundits have begun speculating that the ride is over.  Rumors that the market has started to stabilize and recover has people starting to ask, “What does this mean to me?”

Unlike other investments, we don’t get a quarterly statement detailing the current value of our home (and from a professional perspective, I hope no one I know relies on online real estate sites like Zillow to track value trends.) Next month we will all receive a property tax statement telling us how much a tax assessor values our property and how much that opinion means we will pay in taxes – but that still doesn’t reflect the changes in values that I track and observe in my work.

That fabulous end of summer party, the Portland Juggling Festival, is back for its 20th year at Reed College in Portland, Oregon. 
Hundreds of juggling friends, non-stop workshops, and killer shows. The Portland Juggling Festival is one of the largest regional juggling festivals in the United States, with jugglers from around the world and down the street joining together to share their knowledge and show their skills. We have performers, hobby jugglers, and beginners joining together for a two and a half days of throwing. Expect a big show Saturday evening, workshops for beginning, intermediate, and advanced jugglers, and vendors of every variety of juggling prop.

Interest rates are still at all time lows and the average market time is at 109 days.

Lake Oswego/West Linn’s Average Sales Price Percent Change is -0.2% ending August 2012 compared to Lake Oswego/West Linn’s Average Sales Price Percent Change ending August 2011 was -6.7% or an increase of 6.5% comparatively.

Lake Oswego/West Linn, Oregon’s Current Real Estate Climate When comparing August’s results this year, (2012) to last year (August 2011) here is what you will find:

The average homeowner’s equity increased by $20,900 or 4.7% of value.
Average Sales Price in August 2012 was $470,100
Average Sales Price in August of 2011 was $449,200
Number of closed sales for the month of August was 149, up by 31%.
Number of closed sales for August 2011 was 114.
The August 2012 supply of homes stands at 4.59 months, down 35%.
August 2011 supply of homes was 7.1 months.

The time it takes on average from when a homeowner lists their home for sale to when a home has an accepted offer is 109 days. This statistic is down by 58 days (The August 2011 Total Marketing Time ended at 167 days).
